Laramar Group Acquires 83,078-SF, Three Property Medical Office Portfolio in Boise Idaho

Boise Healthcare Portfolio is 95% Leased and Provides Proximity to Hospital Campuses

January 2, 2025 – The Laramar Group, a leading national real estate investment firm, completed the acquisition of a three-building medical office portfolio, totaling 83,078 square feet, in the high-growth Boise, ID market. This multi-tenant portfolio is the second acquisition for the Laramar Medical Properties Fund II and the firm’s tenth medical office acquisition overall.

The portfolio is 95% occupied and is strategically located in the high-growth Boise, Idaho market. Two properties totaling 57,043 square feet are located at 3080 and 3090 Gentry Way in Meridian, ID. The third building is 26,035 square feet and located at 1070 N. Curtis Rd. in Boise.

“This three-building portfolio provides excellent long-term growth potential, given its strong tenant base, below market rents and location within a growing healthcare market,” said Ben Slad, Senior Vice President of Investments for Laramar. “The Boise market has experienced notable population growth in recent years and this portfolio is well positioned to achieve rent growth throughout the hold period, resulting in a higher value upon sale.”

All three assets benefit from direct proximity to hospital campuses anchored by the region’s leading healthcare providers, St. Luke’s and St. Alphonsus. Tenants include prominent medical practices such as Southwest Idaho ENT, Women’s Health Associates, Idaho Orthopedic Spine and Surgery, and Intermountain Eye and Laser Center, along with complementary specialties in endocrinology, ophthalmology, behavioral health, dialysis, and nephrology.

The Boise MSA, known as Treasure Valley, is among the fastest growing metro areas in the country and benefits from a unique combination of agriculture, manufacturing and technology labor sectors. As the capital of Idaho, it also has significant government employment. The population of the MSA is forecasted to grow 17.4% in the next five years, far surpassing the national average of 3%. In 2023, Forbes named Meridian the sixth fastest growing town in the country, with 60% growth from 2011 to 2021.
